New buyers are a different matter. Staging can help to highlight ways various spaces can be used by a new owner to make the most of their investment.
Simplicity in staging can serve many purposes. First, using the minimal amount of furniture and accessories can paint a clearer picture for buyers without becoming a distraction. A well-placed lamp, or just the right accessory can spark a buyer's imagination but a guitar collection or enormous sculpture are likely to become the focal point. When the home is the product, it's important to allow it to shine through, rather than cover it with too much decor or furniture.
Less furniture can also make a room feel bigger, have better lighting, and flow more freely than one filled with too many pieces or items too large to feature the space. To unlock the space of a home, we look for furniture that makes a gesture toward a room's intended use, but sometimes may be a bit smaller than what would be practical for actual living in the home.
Some sellers feel a bit of anxiety about staging their home. Where will their furniture go when we move in all our staging inventory? While we have our own supply of furniture, artwork, and decor, sometimes it is easier for our clients if we utilize some of their own pieces to stage the home. Often, a home can be staged better through subtraction than addition! When a piece is already working well in a space, our job may be only to give it room to breathe. In our experience, a combination of our inventory mixed with our client's own things does a great job of presenting a home's beauty.
Attention to detail is always important, but even more so when using a minimalist approach. A nicely folded towel, a few cosmetics on a tray, and fresh flowers help bring this bathroom to life. Our approach is clean and organized, avoiding distraction, while guiding the eye and imagination of the buyer in a pleasing way. Finding balance has always been a part of how we present our listings, and buyers have responded very positively.
